Property Inspection & Analysis

In this unit, members will develop skills to inspect and value real
property. In class and in field, members will conduct property
inspections, estimate repairs, and evaluate residential, commercial, and
non-conforming real estate. Also covered are lead paint, asbestos, mold,
and other environmental issues.
Business Structure & Tax Strategies
Instructor: Jeffrey A. Stoller, CPA
This unit introduces members to the benefits of business vehicles such as LLCs, Corporations,
Partnerships, Trusts, and IRAs. Members will learn to maximize real estate income, while
minimizing risk and tax liability. Also covered in detail are 1031 "Like-Kind"
Exchanges.
Conversational Science & Negotiation
Instructor: Montressa Washington, MBA
This unit addresses the science of conversation, as well as basic, advanced, and telephone
negotiation skills. Members will build confidence as they practice effective communication.
Also covered are personal business habits and ethical considerations.
Contract Engineering
Instructor: Anthony Sterling, E.I.T.
This course explores in detail agreements to purchase, sell, finance, option, assign, and
otherwise control real estate. Students will practice writing contracts in the classroom, and
using them to control real estate in the field for profit.
Landlording & Property Management
Instructor: Charles "Bud" Runkles
This unit reveals the details of the property management business.
Members will discuss courthouse procedures, landlord/tenant regulations,
installment sales, lease options, and residential and commercial leasing
considerations.
Notes & The Financial Calculator
Instructor: Roger Turek
This unit prepares members with skills to evaluate mortgage notes, and
to use "paper" to leverage real estate. Members will master
the financial calculator as they practice forecasting values,
calculating cap rates, and analyzing actual discounted paper
opportunities.
Tax Sale

This unit explores the rules of the tax sale, and identifies eleven
methods to create daily tax sale income. Members will learn how to
search and read a property title, tax sale foreclosure process, and how
to guarantee returns with real estate-secured tax liens.
Commercial Property & Development

This courses introduces students to the world of commercial real estate and land development.
Discussed are zoning considerations, construction project management, green building, and how to
evaluate and profit from commercial real estate investment opportunities.
Foreclosure Strategies

This unit examines mortgage foreclosure process and regulation. Members will learn how to
scrutinize a loan package, how to negotiate with banks, how to engineer short sales, how to
assist homeowners as a pre-foreclosure consultant, and how to profit with foreclosures.
